Frequently Asked Question'sQ: Why don't I just list my house with a Realtor? A: Why don't you just get a realtor? That is the most frequently ask question. Well, maybe you should? I really don't know your situation, but I'm going to guess that if you have read this far, hiring a Realtor is probably not an option for you. Like I mentioned I am president of Ace Results, LLC., and I am a licensed Real Estate Broker. I am also am member of the National Association of Realtors. Surprised? The truth is that most sellers and other realtors are surprised. Remember, Ace Results, LLC., buys houses, not list them. We are NOT a brokerage of any kind. If you need to pay commission, tie up your property for awhile, have would be buyers trample through your home, go through picky inspections, repairs, open houses, go through the "contract offer and counter offer gambit", listing price changes and theoretical projections of what your house might sell some time in the future, go ahead call a Realtor and have your house listed. I have gone through that myself and I found it to be extremely aggravating and unproductive. If you just want to sell your house, call me. When I buy your house you pay NO COMMISSION! After spending a few minutes on the phone with me you will find out quickly if we are going to do business. We will discuss most of the details over the phone before I even go out to see your house. When I do come out to meet you, I will go with the full intentions of buying your house. I'm sure you are a very busy person and I don't want to waste any of your time. Besides, I have lots of houses to see, so I like to make the best of my day. Let's face it; no one really know what some one else might be willing to pay for your house sometime in the future. Listen, creative financing has existed for centuries. Do you think the Babylonians had FHA or conventional mortgages? (Re: the book titled "The Richest Man in Babylon", a must read) This country was founded on bartering and creative financing. That includes "Captain Columbus's", trip. Did you know that the Statue of Liberty was financed creatively? Of coarse I didn't come up with this concept. Many commercial buildings, tracts of undeveloped land, shopping malls and many other business transactions are only done creatively. So why not with single-family houses? Well, it works with that to. That's why I give you cash for you house. You don't need lots of equity and I don't need to steal you house. You can get full price. All I ask is for some flexibility so I can create attractive terms for my future buyer. Q: What if I don't have any equity or am over financed? A: You don't need equity for me to buy your house. A: Even though every situation is different, your situation is probably not unique to me. You must remember that I have been buying real estate for years and have handled hundreds of transactions. Besides that, I network with other professionals in the field. We get together on a regular basis, discuss our transactions and lean from each other. A: If you have listed with a Realtor we can still work together. First I would need to know what kind of listing agreement you have and how long you have left on it. Frankly, I prefer to work with non-listed properties, but since I never pursue properties that are listed, I'm pretty sure you contacted me. If you have contacted me, and I can speak to you directly, I'm confident I can come up with a plan to buy your house and make sure the Realtor can still earn a commission.
