Q: What if the buyers don't like the color of the walls, or they want all kinds of repairs or alterations done to the house?

A: That should be the least of your worries. That's because when I buy your house, you do not need to do any repairs or alterations. We will buy your property "AS-IS".

Q: How long will it take?

A: How long will take mostly depends on you. If you need a few weeks before you sell, that would be fine. But if you are ready to sell your house immediately, all I would have to do is check the title and verify some information. This sometimes can be done on the same day if we get started early. You might even get your cash on the spot! I know this seems impossible, and it might make you skeptical. The truth is this can happen. If you really have to go or a foreclosure is eminent, again, "We can make this happen". We would have to act quickly. This means you become our top priority and every thing else is on hold till we solve your problem.

Q: What about the paperwork?

A: You shouldn't have to worry about the paperwork. That's my job. I'll take care of all the paperwork and walk you through the whole process. And you will retain copies of everything for your records.

Q: How do I prepare the house for showing even though I don't have the time or the money?

A: When I come out to see the property you don't have to don't have to do any preparations. I know houses are supposed to be lived in. With today's busy life style, homes can't always look like a museum.

Q: What if the buyers can't qualify for a loan?

A: Since we don't have to go to a bank to get a loan, you don't have to worry about that. My funds are either from private sources, corporate accounts, open lines of credit or other sources. What's important to you is that when I make a commitment to you, I am not hindered by some lenders approval or some bank loan officers strict guidelines. The money is there.

Q: Why don't I just call a Realtor and pay them a 6% to 7% commission?

A: Why don't you just get a realtor? That is the most frequently ask question. Well, maybe you should? I really don't know your situation, but I'm going to guess that if you have read this far, hiring a Realtor is probably not an option for you. Like I mentioned I am president of Ace Results, LLC., and I am a licensed Real Estate Broker. I am also am member of the National Association of Realtors. Surprised? The truth is that most sellers and other realtors are surprised. Remember, Ace Results, LLC., buys houses, not list them. We are NOT a brokerage of any kind. If you need to pay commission, tie up your property for awhile, have would be buyers trample through your home, go through picky inspections, repairs, open houses, go through the "contract offer and counter offer gambit", listing price changes and theoretical projections of what your house might sell some time in the future, go ahead call a Realtor and have your house listed. I have gone through that myself and I found it to be extremely aggravating and unproductive. If you just want to sell your house, call me. When I buy your house you pay NO COMMISSION! After spending a few minutes on the phone with me you will find out quickly if we are going to do business. We will discuss most of the details over the phone before I even go out to see your house. When I do come out to meet you, I will go with the full intentions of buying your house. I'm sure you are a very busy person and I don't want to waste any of your time. Besides, I have lots of houses to see, so I like to make the best of my day. Since no one can predict the future, I can't tell you what some one else might be willing to pay you for house sometime in the future. What I will do, if we agree to terms is buy your house myself and get your cash quickly after we execute your terms.
